York Road is a delightful project nestled within the Leamington Spa Conservation Area.
After residing at their York Road property for 30 years, the homeowner clients approached Unity Architects with a clear brief: to breathe new life into the building. The fundamental driver of the project was to create an inspiring architectural statement that would be lasting, memorable, and serve as a family legacy.
As the appointed high end residential architects to lead the project, our goal was to creatively adapt the existing building, respecting its placement within the Leamington Spa Conservation Area while introducing contemporary spatial generosity.
During the concept design stage we worked closely with the clients to reimagine the entire ground floor programme. By attending to underperforming areas and crafting new, clearly defined spaces, we established an overarching architectural vision. The reorganised layout allows the homeowners to move fluidly from space to space throughout the day, enjoying dynamic lighting conditions and varied vistas.
One of the most powerful design moves executed by our house extension architects was the integration of Maxlight structural glazing. This installation provided the rear extension with a breath-taking 'infinite ceiling.' Paired with a heavily textured, 440mm thick 'garden wall', the glazing ensures that uninterrupted visual links to the private rear garden remain anchored to the host dwelling. The juxtaposition of the tactile exterior brickwork against a clean, modern internal palette creates a truly elevated living experience.
The reorganised spaces benefitted from clear identities and uses, allowing the homeowner client to move from space to space throughout the day, enjoying differing lighting conditions and vistas.
This is one of our favourite projects to date and is an excellent example of sensitively adapting existing buildings within conservation areas.
